WHAT DO THE MONTHLY MAINTENANCE FEES INCLUDE?
Air Conditioning, Heat, water, Garbage Pickup and all Amenities . You pay your electric bill for plug-ins and the electricity used by the blower motors for air and heat circulation.
IS CABLE SERVICE INCLUDED?
No – but it is available at your cost as is High Speed Internet access
ARE DOGS OR ANIMALS PERMITTED?
Each Association has separate rules
ARE THERE LAUNDRY FACILITIES?
There are washers and dryers in every building. Most are located on the 2nd and 5th floors , except for 30 and 31, which are located on the basement level. Buildings 29-33 have washers and dryers in most units. Buildings 21-27 do not permit any further installation of washers and dryers. These buildings are neither plumbed nor vented for washers and dryers in the individual Units. Buildings 22 & 23 (Association II ) do not permit washers or dryers under any conditions. If they are in a Unit they will have to be removed.
DO OWNERS GET PARKING SPOTS?
Each owner owns at least 1 underground parking spot. Larger Units may have 2. There is plenty of additional parking for residents and guests outside of the parking garages.
WHO CAN USE THE AMENITIES?
Owners and their authorized, registered guests may use the amenities. Children under the age of 16 may use the amenities only if accompanied by an adult. No one under the age of 18 may use the men’s or woman’s fitness centers unless accompanied by an adult
HOW DO I FIND OUT ABOUT MOVE-IN’S OUT’S, SALES AND RENTALS?
Call the Registration & Records Office at 480-994-2060 for move-ins and move outs. For sales and rentals, you should call an independent broker of your choice.
CAN I REMODEL OR MAKE ADDITIONS OR IMPROVEMENTS TO MY UNIT?
Yes, however, you would need to call the Maintenance Department for Rules & Requirements.
ARE THERE RESTRICTIONS ON CONTRACTORS AND WORKING HOURS?
Yes – Each Association has different rules and restrictions. Please use the appropriate Contractor Form on the Forms and Rules page.
MUST I LEAVE KEYS AT THE GATEHOUSE?
You are not required to leave keys. However, however it is highly recommended in case of emergency.
WILL THE GATEHOUSE RELEASE MY KEYS TO ANYONE?
The gatehouse will release only to owners or legal tenants or persons on your emergency list.
DOES THE RCI STAFF PROVIDE SERVICES TO INDIVIDUAL RESIDENTS?
Except in cases of emergency, The RCI staff will not provide personal service to residents.
WHAT IS RCI?
RCI stands for Recreational Center, Inc. (not the time share company). RCI owns all of the Common Areas in Scottsdale Shadows and is the management company for each of the Associations. The seven Associations own RCI.
IS SCOTTSDALE SHADOWS GATED?
Yes – there is a 24/7/365 live gatehouse
HOW DO I GET DELIVERIES?
You must notify the gatehouse at least 24 hours in advance and if anything large is being delivered so that the elevators can be padded. No deliveries, except for emergency supplies, are permitted on Sunday or Holidays.
CAN I PARK MY TRAILER OR RV ON THE PROPERTY?
Trailers and RVs may be brought in during the day but cannot be parked over-night.
MUST I CARRY HOMEOWNERS INSURANCE?
No, however you are urged to do so to protect yourself against claims for damage and/or personal injury caused by you to others, or by others to you or your property.
WHAT ARE THE TRAFFIC RESTRICTIONS THROUGHOUT SCOTTSDALE SHADOWS?
There is one road throughout the community. Maximum speed is 15 MPH and it is ONE WAY. There is a fine for cutting through any of the garages. Just drive around.
WHO IS RESPONSIBLE FOR VIOLATIONS OF THE RULES AND REGULATIONS?
The Owner is always responsible for their violations and violations by tenants and guests
ARE THE PERSONNEL AT THE GATE HOUSE SECURITY GUARDS?
Scottsdale Shadows has an operated Gate House that runs 24 hours a day, 7 days a week. However, the gate personnel are not security guards. It would be a false statement for Realtors to inform anyone otherwise.
